TENANTS

Charges to Tenants
 

Tenants will be required to pay the following fees to us before the grant of a Tenancy to them:

Deposit

​

  • Holding deposit to reserve a property - the charge for this is one weeks rent.

  • Deposits required one month's rent or five weeks deposit depending on the property.

​

If the rent is more than £50,000 per year then the deposit will be six weeks.

​

Other Fees
 

  • The tenant shall be liable to pay a fee of £50 where the tenant requires or necessitates any subsequent alteration or amendments or re-grant of the Tenancy due to a change of the tenant(s) identity or for any other reason.

  • The tenant shall be liable to pay a default fee of 3% interest above Bank of England base rate on late rent, if rent is more than 14 days overdue.

  • The tenant shall be liable to pay the actual cost of replacement for lost keys or other respective security devices.​

Early Termination (Tenant’s request) - Should the tenant wish to leave their contract early, they shall be liable to the Landlord’s costs in re-letting the property, as well as all the rent due under the tenancy, until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Dispute Resolution and Money Protection

This firm is a member of/subscribes to the following:

  • The National Association of Estate Agents

  • The Property Ombudsman for Lettings

Any dispute which cannot be resolved by us may be referred by you for resolution to one of the above bodies under their terms and procedures. This firm also has a Professional Indemnity Policy with HCC International and subscribes to a Client Money Protection scheme (CMP) with Propertymark (Scheme Reference: C0004842).
